About Akiya Gacha
Japan has millions of vacant houses — akiya. We surface real listings from ¥0 to ¥15M, score them with data, and turn discovering them into something worth doing every day. Stop searching. Start collecting.
How rarity works — the public rule
Every secret house is masked. The depth of the mask maps one-to-one to the rarity tier, always. We never randomize or mix this mapping — a deep mask is never a low tier. You can read the tier from the mask before you pay; only the label is confirmed at reveal. This is discovery, not gambling.
| Tier | Mask | Frame |
|---|---|---|
| N | Light blur (~70% visible) | Plain |
| R | Medium blur (~50% visible) | Plain |
| SR | Heavy blur (~30% visible) + silver frame | silver |
| SSR | Silhouette (~10% visible) + gold frame | gold |
| UR | Fully masked + holographic frame | rainbow |
How we score houses
Rarity is assigned by a versioned scoring engine — no human discretion, and paid placement can never influence it. Each axis is normalized to 0–100 and weighted:
- Price (cheaper = higher)20
- Walk to station15
- Station traffic15
- Building size10
- Land size10
- Building age10
- Renovation status10
- Rental yield10
Axes with no source data are excluded from both sides of the average — and every card shows its data-completeness rate. Houses with low completeness are never made secret. Once a card is issued, its rarity is never retroactively changed.
What a reveal is
A reveal is a one-time purchase of information access for a specific house you choose — the full photos (1–3, always credited), exact price, city, score breakdown, and the link to the original listing. The house itself is bought from the original lister, not from us. We never sell random draws, coins, or points.
Your Zukan
A house joins your Zukan when you reveal it or favorite it. Revealed houses keep their full details; a favorited secret you have not revealed stays masked until you do. Nothing is ever removed — cancelling Premium, un-favoriting, or a house selling all leave your collection intact (sold ones simply gain a SOLD ribbon).
Sources & attribution
Listings are curated from Japanese property platforms and municipal akiya banks. Every card names its source and links out to the original listing — we exist to send you there. Location is shown to city level only, out of consideration for sellers and neighbors.
If you are a rights holder and want a listing removed, submit a takedown request — we act within 48 hours.
